Airbnb Host Fee Calculator
Enter your nightly rate, nights and cleaning fee to see what each booking platform takes and what you keep: Airbnb's 15.5% host-only fee, the older 3% split fee, Vrbo, Booking.com and your own direct bookings. It also works out the price that keeps your payout the same when Airbnb moves you to the single fee.

Airbnb, Vrbo and Booking.com host fees in 2026
- Airbnb's single fee: 15.5% for most hosts. The whole service fee comes out of your payout, and the guest sees no separate fee. It's charged on the booking subtotal: the nightly price plus your cleaning and other fees, not taxes. Airbnb says the remaining hosts typically pay 14% to 16%. Hosts who use property management software, and hotels, must use it.
- The split fee: 3% for you, 14.1% to 16.5% for the guest. Hosts still on the split fee pay 3% of the subtotal, and the guest pays Airbnb a service fee of 14.1% to 16.5% of the subtotal on top. You never receive that part. Airbnb is moving all home hosts to the single fee and doesn't let you switch back.
- To keep the same payout on the single fee, raise prices by 14.8%. 3% off becomes 15.5% off, so every price needs to be (100% - 3%) / (100% - 15.5%) = 1.148 times as high. The guest's total ends up close to what they paid under the split fee, because their own service fee is gone.
- Vrbo: 12% from October 29, 2026. Pay-per-booking hosts pay 12% of the nightly total and your cleaning and other fees, not taxes or refundable deposits. There's no separate processing fee when Vrbo takes the guest's payment. Before that date it was 5% commission plus 3% payment processing, and the 3% was charged on the taxes too.
- Booking.com sets commission per property. 15% is typical. Type the rate from your extranet into the calculator.
- Direct bookings cost only card processing, such as Stripe's 2.9% + $0.30 on everything the guest pays, taxes included. You also collect and pay the lodging taxes yourself.
- Lodging taxes aren't yours to keep. Airbnb and Vrbo collect and pay occupancy taxes in many places. The calculator leaves taxes out of what you keep and only uses them where a fee is charged on them.
Worked example
Example. A cabin rents for $200 a night for 3 nights, with a $100 cleaning fee, so the booking subtotal is $700. Lodging taxes of 10% add $70. Here is what each platform takes:
| Platform | Fee rate | Fee | You keep |
|---|---|---|---|
| Airbnb, single fee | 15.5% | $108.50 | $591.50 |
| Airbnb, split fee | 3% | $21.00 | $679.00 |
| Vrbo, from Oct 29, 2026 | 12% | $84.00 | $616.00 |
| Vrbo, before Oct 29, 2026 | 5% + 3% | $58.10 | $641.90 |
| Booking.com | 15% | $105.00 | $595.00 |
| Direct booking | 2.9% + $0.30 | $22.63 | $677.37 |
On the split fee the host keeps $679.00, but the guest also pays Airbnb $98.70 to $115.50. To keep about $679.00 on the single fee, the host would charge $229.59 a night and a $114.79 cleaning fee.
Frequently asked questions
How much does Airbnb take from hosts?
On the single fee structure, most hosts pay 15.5% of the booking subtotal (nightly price plus cleaning and other fees, not taxes). Hosts still on the split fee pay 3%, and the guest pays a separate 14.1% to 16.5% service fee. In the example, a $700 booking costs the host $108.50 on the single fee or $21.00 on the split fee.
Does Airbnb charge its fee on the cleaning fee?
Yes. Airbnb's service fee is a percentage of the nightly price plus any fees you charge, such as cleaning and pet fees. It isn't charged on taxes.
How much should I raise my prices for Airbnb's 15.5% fee?
To keep the payout you had on the 3% split fee, multiply your nightly rate and cleaning fee by 1.148, an increase of 14.8%. A $200 night becomes $229.59. The guest pays about the same total as before, because they no longer pay their own service fee.
What is Vrbo's host fee in 2026?
From October 29, 2026, Vrbo's pay-per-booking hosts pay a 12% commission on the rental amount and host fees such as cleaning, with no separate payment processing fee when Vrbo processes the payment. Bookings made before then had 5% commission plus 3% processing. If you use your own payment processor, its fees come on top of the 12%.
Which is cheaper for hosts, Airbnb or Vrbo?
On the host side, Vrbo's 12% is lower than Airbnb's 15.5% single fee, and Airbnb's 3% split fee is lower than both. Guests on the split fee pay Airbnb's service fee on top, though, and Vrbo charges guests its own service fee, so the cheapest platform for you isn't always the cheapest for your guest.
Are Airbnb and Vrbo fees tax deductible?
Yes. Platform service fees are an expense of renting the property. On Schedule E many hosts put them on line 8 (commissions); others use line 19. Taxes the platform collects for you aren't your income or your expense.
Why doesn't my payout match exactly?
Rates vary. Some Airbnb hosts pay 14% to 16% on the single fee, listings in Brazil and Mexico pay more, VAT can apply, and Booking.com sets commission per property. Check the fee on your payout report and type your own rate where you can.
